Summit County ended the year 2008 with a 43% decrease in unit sales. Trends around the country were down for 2008. Prices of single family homes, condos, and land actually rose for the 4th straight year. This is against the national trend of price drops. In Summit County there is only 150 square miles of land to build on and 1 in 7 acres has been designated as open space for the public.
I believe the future for Summit County Real Estate is continued appreciation, and prices rising fast when all the available land is built out in 2013.
For most of 2008 and 2009 the market has changed from a sellers market to a buyer's market. There is more inventory for sale, sellers that have to sell are very flexible, and there are some amazing deals out there right now in all price ranges.
